For transaction volumes below CHF 5 million, potential buyers are predominantly private individuals. Few institutional investors venture into acquisitions of this size.  <\/p><p>Selling to a private individual often implies that bank financing is required. Paradoxically, this introduces a different level of complexity to the transaction compared with a sale to an institutional investor, as it requires responding to the bank\u2019s requests. The bank\u2019s compliance function may sometimes block the process over elements that are difficult to obtain within tight deadlines (for example, in this transaction, an updated ECA valuation and a notarised deed for parcel subdivision).
