Sale of a residential building – Vallorbe (VD)

On behalf of a private client, L3M Partners completed the sale of a residential building located in the municipality of Vallorbe, at the heart of the Jura-Nord vaudois district, with the following characteristics:

  • 8 apartments ranging from 2-room to 3.5-room units
  • Rental income in line with market levels
  • Quality location in the centre of the municipality, close to the train station and shops

The transaction took the form of a direct sale, a method particularly well suited to this type of asset and deal size. For transaction volumes below CHF 5 million, potential buyers are predominantly private individuals. Few institutional investors venture into acquisitions of this size.

Selling to a private individual often implies that bank financing is required. Paradoxically, this introduces a different level of complexity to the transaction compared with a sale to an institutional investor, as it requires responding to the bank’s requests. The bank’s compliance function may sometimes block the process over elements that are difficult to obtain within tight deadlines (for example, in this transaction, an updated ECA valuation and a notarised deed for parcel subdivision).
