Sale of a residential building comprising 30 apartments – Bernex

As part of our partnership with DBS Group, L3M Partners supported a real estate company under a sell-side mandate for the sale of a residential building with 30 apartments located in the heart of the municipality of Bernex.

Upstream advisory ahead of the sale

Before launching the sale process, our team coordinated several studies aimed at enhancing the value of the building. First, a sustainable value assessment was carried out by Hestera SA in order to determine the path to improving the property’s energy performance. Then, a study on adding an extra storey to the building (creation of 10 additional apartments) and on the overall renovation of the property was conducted jointly by Edifea and Glauco Lombardi Architectes Associés.

On the basis of these studies, investors were able to incorporate into their acquisition scenarios the investments required to capture the rental upside, optimise the development potential of the plot and achieve high energy performance.

Sale through a tender process

A structured two-round tender process was then launched with qualified investors over a four-month period. The acquisition was completed by Stone Edge Asset Management S.A. through its SICAV, thereby strengthening its portfolio of properties in Geneva with this investment.
