L3M Asset Management acquires an industrial asset in Nyon

In 2023, L3M Asset Management SA completed the acquisition of a light industrial building located in the Champ-Colin industrial area in Nyon (VD) Occupied by several local companies, the property benefits from an ideal location and attractive value-enhancement potential.

A functional asset at the heart of a dynamic economic hub

The building offered a rare configuration: a well-balanced layout of space, a location in a well-positioned industrial zone, and tenants firmly rooted in the local area. The asset combines attractive features for a long-term investment with targeted opportunities for both rental and operational optimisation.

A club-deal structure

This transaction is the first operations of L3M Asset Management SA, created to bring together the group’s investment and asset management activities. The acquisition was structured as a club deal, reflecting L3M’s ability to identify and implement value-add strategies.

A clear roadmap

From day one, several initiatives were launched in coordination with tenants and project partners. The aim: gradually enhance the asset’s yield while securing its long-term sustainability.
