After a subdued first quarter, during which CHF 285 million was invested, the second quarter proved more dynamic. Over this period, CHF 540 million was traded on the Geneva market. For the first half of the year, the total invested volume therefore amounts to CHF 826 million, down 8% compared with 2024 and 38% below the levels recorded in the strongest years of the period under review. In total, 61 transactions were observed, corresponding to an average volume of CHF 13.5 million.

A single major transaction accounts for more than 10% of total invested volume. This is the acquisition by Swiss Prime Site AG, Switzerland’s largest real estate company, of an office building located between Cornavin railway station and the lake, for an amount of CHF 83 million. This transaction perfectly illustrates the dual nature of the office market. On the one hand, well-located, high-quality assets (CBD) continue to attract investors. On the other hand, properties in weaker micro-locations, where the rental market is oversupplied, are no longer on institutional investors’ radar. Quite the opposite: institutional investors tend rather to dispose of this type of asset or, where technically feasible and financially viable, convert them into housing or serviced apartments.

On the buy side, real estate companies and institutional investors continue to dominate the market, accounting for 91% of total invested volume. On the sell side, private owners rank first in terms of number of transactions, with 46% of deals, but real estate companies lead in terms of volume, with 41% of the total.
